Now THIS is real estate shopping! Last week Remodelista mentioned this home only in passing but I had to investigate it further. Wow! As it turns out there is a CASTLE for sale here in Texas. I can say I've never heard of a Texas castle, but now I know there is one in where else but Austin

Hypothetical situation...Lets say one day someone walked up to you and said, "Hello, I'm going to give you your dream home. Just tell me what you want." Would you know what to say? I mean we often think we know what we want, but do we really know? (Yes, I do believe this might happen to me someday; so I think about it a lot). Well, I think I found a very good blueprint for what I would like to have. Check out this gorgeous Dallas home!
They say a kitchen is the most important room in a house, but I find its usually my least favorite. For one, I'm not much of a cook but also because kitchens are usually too fussy or too frumpy. This kitchen on the other hand...nice! Its so chic and clean.

Perhaps, I would not want my house to be this White! I like more color. So, do you know what you want. Another question, can we really get what we want if we're not even clear what that is?! Hmmm, sorry to be so philosophical the day after the Super Bowl:)P.S. Some of you long time readers may remember my "Dream Home" series, but newer readers may not. Have you watched The Stagers on HGTV? I really love this show! Unfortunately, since I like it, it must mean that its not a very popular show. I'm not sure why any time I like an HGTV show, it always seems to bomb. Perhaps I need to move to Canada. My favorite shows are Canadian and they do well there. Oh well! I'm addicted to this show, because I think their designs are great and its just fun to watch. Home staging is different than interior design, because of its unique approach. In order to stage a home must be attractive w/out being too personal. I think it can be a challenge for homeowners to separate themselves from their own homes, so I agree w/ bringing in professionals to help. Also, with the current market being what it is, making your home as attractive as possible has to be a good thing!
The stagers are part of a Canadian company called Dekora. It looks like an amazing place that stores a massive amount of furniture, art and accessories available for staging. Personally, I have never run across a place quite like this, but would kill to do so!
Ahhh! When can I move in?P.S.
I would love to get opinions of any designers reading this article about your feelings on staging.

You're probably thinking I'm going to say this is some far off tropical island or something, right? Actually, this home is right in the middle of good ole' Houston. I had to do a double take and make sure that was right. Its so serene looking, who knew? If you are here in H-town, you can go see this beautiful place tomorrow (Sunday). 


All the wonderful white is so alluring. Oh, I only need a little more than 1 mill and it can be all mine:)

Happy Monday, everyone! Mine was brightened by an early morning email from Joni. A quick glimpse into a fantastic home that makes me feel, oh so envious. Especially this kitchen! I can honestly say, this is the first time I've seen a kitchen so perfect for me, that I would not want to change a detail. I LOVE it! Sadly, some other lucky person will be enjoying it, since it recently sold. Whoever you are, if you are reading this; please don't change that kitchen!
The rest of the house's color scheme is beautiful too! I love the earthy neautrals with an occasional bright, bright color. So exciting:) Also, check out the black stained concrete floors. Ahhh, I'm so smitten.
This house is located behind one of our favorite family restaurants, so I have been admiring it's exterior for a couple of years now. Mark and I always said we would want a house that looks just like this, who knew I would feel the same way about the interior too!

Yes? No? I never know how I feel about cottages. I love their character but many feel too restrictive. Small choppy floor plans. This house on the other hand, I do love. It was obviously remodeled and opened up. Now it has a great loft feel! It also helps that at over 1700 sqft. It isn't tiny.OH, I WANT A NEW HOUSE SOOOO BAD!!!!!

Yesterday, I was reminiscing about a trip to L.A., Mark and I made (before baby). It was the first time either of us had gone and we were excited to see all the sites. Being as ignorant about L.A. as I was, I booked our hotel in Manhattan Beach. Lets just say, its not a short drive back and forth. Fortunately, I got to walk around Manhattan Beach, a little; and really fell in love with its charm. All this to say, that I was thinking about the beach; and wished I could be there about now. I also imagined myself having a "summer home" like this one. Its so California. Don't you just picture Gidget living in a place like this?
I admit this house is a little more on the feminine side, than I normally like, but its very cute. I like the wall display and the casual mismatched chairs.
I can smell the salt air from here. All this fun for only a mere...well I'll let you take a look. (Don't look if you're afraid of ruining the fun).Building Houses
Remodeling your current home may be a better option for you than finding a new home that fits your needs. Yes, there are plenty of homes on the market, but consider these reasons why many are improving your existing home rather than thinking of packing up and relocating (according to the National Home Builders Association):- Remodeling allows you to customize your home to meet your needs and desires. The only similar, but much more costly alternative, is to design a new custom home and have it built to your specifications.
- Remodeling means that you don't have to give up a familiar neighborhood and schools.
- Remodeling is a more efficient use of your financial resources. According to the American Homeowner Foundation, selling your home and moving typically costs about 8-10% of the value of your current home. And much of this goes into moving expenses, closing costs, and broker commissions - items that have no direct impact on your home's quality.
- Remodeling can be stressful, but few experiences are more stressful than moving.
While your home may have fit your living requirements over the years, remodeling it will make your home a more enjoyable place to live while adding resale value. While remodeling may improve the resale value, though, remodeling projects vary greatly as far as investment vs. value. According to the NAHB, “the general rule of thumb is that any remodeling project that brings your home up to the level of your neighbors' is a worthy investment. But it doesn't pay to be the most expensive house on the block - real estate experts recommend that a remodeling investment should not raise the value of your house to more than 10-15% above the median sales price in your neighborhood.”
Remodeling can all you to live comfortably for several more years in your home while you wait for the market to recover fully in your area. Remember, though, that when you do sell, potential buyers will be comparing your home to newer homes. The solution? If possible, says the NAHB, you should look at the current design trends for new homes and incorporate popular features like “great rooms (open kitchen/family room arrangements), master bed and bath suites, and higher ceilings”.
Also, suggests the NAHB, read Remodeling magazine’s “Cost vs. Value” annual report, which assesses which projects give homeowners the greatest return on investment. You can’t go wrong updating your kitchen and bathrooms, as these are the first things potential buyers consider in buying a new home.

Are you building a new home but need to wait until you sell your current home? If so, you’re not alone. Here are ten tips to selling your home, provided by the National Association of Home Builders:
You may think your house is perfect just the way it is, but a prospective buyer may not see it that way. To give your home "curb appeal" and make it more attractive to buyers, there are some tasks you should see to before you place that "For Sale" sign in your front yard.
Many of these suggestions are simple, common-sense items; others will require some time and investment. But you'll reap the rewards when a buyer walks into your house and exclaims, "This is the home I've been waiting for!"
1. If your home needs to be painted, this is the time to do it. The interior paint job should be fresh and clean and in a single, neutral color throughout. This is not the time to experiment with lilac walls in the bedroom. The same goes for the exterior. Don't forget shutters and windows. If your home has vinyl or aluminum siding, be sure it's clean. Moldy, dirty siding will tell a buyer that your home has not been taken care of properly.
2. The green shag carpeting still gracing your floors should be replaced. Old, matted carpeting will be a detriment to your home selling. Real estate agents all have a dozen stories of a home that sat and sat on the market until the old carpeting was replaced. Then, it sold immediately. If you have hardwood floors under old carpet, tear up the carpet to expose them; today's buyers love hardwood floors.
3. Make a list of all those little repairs you've let go. Then fix each one. The hole in the screen, the loose doorknob, the doorbell that doesn't work and the leaky faucet must all be repaired before buyers start looking at your home.
4. If your home's appliances, like the dishwasher, oven, refrigerator and washer and dryer, are old and outdated, it could pay to replace them. Buyers do not want to be faced with the possibility of having to replace appliances upon moving in to a new house. Shiny, new appliances already in place will be a big selling point.
5. Clear your house of clutter and debris. Get rid of piles of old newspapers and magazines, the old clothes that don't fit, the closet full of small appliances that don't work, dust-filled collections of knickknacks, etc. Clean, open spaces make your home look bigger to prospective buyers.

New building permits rise more than expected -- a hopeful sign for industry
WASHINGTON - Associated Press, 12/16/09 - Construction of new homes, helped by better weather, rebounded in November following a setback in the previous month.
The gain is a hopeful sign that the housing recovery is continuing, a development viewed as critical to lifting the overall economy out of recession.
